So…. is it a bubble?

…or did we see a massive increase in wealth seeking growth across borders (which is new) that permanently reset housing value in the wealthiest markets in the wealthiest country in the world?

I can point to growth of other commodities that had similar growth rates and stayed that elevated because something at the macro shifted.

so my questions would be
1. how big wealth growth and in what is it held on? (dollars vs. whatever else, how resilient to shocks? ...2020 shocks did nothing but turbo charge it, but maybe not since feds cut … again)

2. Assuming capital cost of 0 (sitting on dollars like a lot of PE), how profitable is owning/renting compared to other asset classes?

3. what happens if everything becomes … permanently unaffordable? knock on affects there would be interesting to understand…

How pervasive are quiet listings for property? Noticed that several friends on either side of the pond that are not listing theirs with a selling agent but instead quietly informing buying agents about it

That means it'll never show up on Zillow (US) or Zoopla (UK) - is anyone else seeing/hearing this?

Toronto's real estate is going so well that tenants are asking to get paid $60k to leave their unit. The alternative is for landlords to enter a year long eviction process that is costly and may likely fail
